Vancouver Agreement

Leases must comply with the residential lease agreement (external link) and the rental price law (external link). B.c.. The right to lease defines the rights and obligations of the parties in the leases. The Vancouver Agreement was a joint initiative of the governments of Canada, British Columbia and the City of Vancouver to develop and revitalize vancouver, and in particular its downtown eastside, through collaborative projects and departments at all levels of government, as well as community and business groups. While other parts of the city are also targeted by the initiative, the Downtown Eastside across Canada is infamous for its severe problems of poverty, drug addiction, prostitution, violent crime and homelessness, and one of the stated goals of the agreement is to promote the health, safety and economic and social well-being of the neighbourhood. The initial five-year contract began in March 2000 and expired in March 2010. At the end of the term of a fixed-term lease, landlords and tenants may accept another limited term or the lease continues from month to month. The rent can only be increased between fixed-term tenancy agreements with the same tenant if the conditions of termination and time for rent increases are met, if a tenant rents the finished house himself – then the standard tenancy agreement applies. Owners are required to provide a written copy of the rules of the host fleet produced (if any) before signing the rental agreement. It is a good idea for the landlord and tenant to review the rules before signing the contract. Public Safety Initiative programs include the Enhanced Enforcement Initiative, which coordinates efforts between the Vancouver Police Department, the BC Liquor Control and Licensing Branch and Citizenship and Immigration Canada to target businesses that have links to organized crime or who exploit people at risk of mental illness or addiction. The agreement also developed the Vancouver Police Service`s Keep Exploited Youth Safe program, which aims to protect sex workers from violent crime by many other police forces across Canada. If your contract is not with the landlord, you will not have protection under the Housing Lease Act.

It is common practice when an existing tenant allows a roommate to move in without the landlord`s permission to include that person in the tenancy agreement. Landlords and tenants must sign and date the contract. Landlords must provide a printed copy to their tenants within 21 days of the contract. With effect on December 11, 2017, an „eviction clause“ requiring the tenant to relocate at the time of the contract extract can only be used in a fixed-term lease agreement if: additional residents: The contract may contain a clause limiting the number of occupants in a rental unit or requiring the landlord`s permission before other residents can reside in the rental unit. If additional residents are added, a landlord can only increase the rent if the lease includes a term to vary the rent according to the number of occupants, or if the parties all agree to sign a new lease. All leases must include standard conditions, protect landlords and tenants, and ensure that leases are fair and balanced.
